We are concerned that the timing of new house building in Croydon is frontloaded in the period up to 2021 - the first 10 years of the 20 year Strategy planning period. It is clear that government funding will be under pressure for much of the period up to 2021 – which will have a bad effect on schools, hospitals, transport and other public services. Also, this period is likely to be a difficult one for job creation. Indeed, currently, Croydon is suffering significant job losses - particularly in the public sector. We would therefore ask that the timing of new house building is “back-ended” to the 2022 to 2031 period. Hopefully, Croydon’s local economy will be staging a recovery from 2022 onwards so that job creation revives.
The very intense level of new house building that the Strategy seeks in the period up to 2021 should also be considered in the light of Croydon house prices. Unfortunately, Croydon house prices are amongst the lowest in London - which acts as a disincentive to private developers to build new homes. A massive supply of new housing coming on to the market in the period up to 2022 may prove counterproductive, if in the long term, it serves to depress prices and hence long term supply.
